Assured Shorthold Tenancies or AST's are for a fixed term, the duration can vary between six months and
three years. During this term the tenant has sole occupancy of all or part of the proposed property. As a
landlord you are entitled to recover possession only for the specific grounds laid down in the Housing Act
1988. A landlord can charge a market rent and there are specific rules that apply as to the notice to be
served to determine a tenancy.
Landlords can use this agreement when letting a furnished flat to one to four people on a term agreed
for up to three years. Included in this agreement are conditions setting out what tenants can and cannot
